2 available Positions:

DEVELOPMENT ANALYST 

Summary:   

The position is for individuals with an interest in real estate development. 

A relevant Bachelors degree is required.

This position assists one or more Senior Development Managers (SDM) in day-to-day project coordination, including research, analysis, tracking, and reporting on all aspects of the development process. 

This position provides significant professional growth opportunities.

General Competencies:

Must demonstrate an ability to meet deadlines across multiple projects while maintaining organized project files. 
Must be capable of recognizing project risks and timely communicating to senior staff.  Must be able to build rapport with various government agencies to facilitate entitlements and funding application forms. 
Must demonstrate creative problem solving, resourcefulness and tenacity.


Duties and Responsibilities include the following:


1.    Conduct research to support all development functions, including acquisitions due diligence, impact fees, utility costs, market analysis, construction costs, entitlements, available sources of financing, design methods, etc. 

2.    Assist SDM in creation and maintenance of financial models.

3.    Draft internal and external reports.

4.    Research and gather documentation for RFQ/RFP response as directed by SDM.

5.    Assist in the assemblage of RFQ/RFP responses and preparation for community presentations. 

6.    Assist with the tracking of timelines and schedules.

7.    Assist in providing credit underwriting & financial closing documentation.

8.    Assist in land acquisition, including preparation of LOI's and purchase contracts with legal counsel, gathering of due diligence materials, and tracking of contract timelines â€" (deposits, closing dates, etc).

9.     Assist in General Contractor procurement process.

10.   Assists with the completion of lender due diligence.

11.   Assist financial closing with lenders, legal counsel, and other project team members.

12.   Process and track development expenses with accounting staff.

13.   Attend on-site construction meetings on a regular basis.

14.   Assist in the preparation of monthly construction draws.

15.   Attend project meetings and take notes as needed.

16.   Assist in fulfilling owner responsibilities during construction, including bidding of recreational/owner items, utility coordination, etc.

17.   Assist development and accounting staff to gather documentation for monthly construction draws.

18.   Contribute to “wiki" knowledge management system.

19.   Gather documentation for funding applications, as well as the assembly and review of applications.

20.   General and electronic filing of project documents.

 

Qualifications:  

The position requires strong financial and analytical skills with a passion for real estate development.  The employee must possess strong verbal and written communication skills and good working knowledge of Microsoft Office and Excel. Leadership experience and involvement in social issues are strongly considered.

DEVELOPMENT SENIOR ANALYST


Summary:
          

The Development Manager leads the day-to-day progression of all aspects of the development process, including acquisitions, design, entitlements, financing, construction and marketing. 

The position is intended for individuals with a relevant Bachelors degree and at least 2 years related experience.   

Will report to a Senior Development Manager or to a Vice President of Development. 

The position provides significant professional growth opportunities.

General Competencies:

Must demonstrate an ability to delegate effectively and set appropriate deadlines â€" while maintaining rapport -- with internal and external resources.  Must accurately identify and communicate risks in advance and recommend strategies to avoid, rather than react to, those risks.  Must demonstrate creative problem solving, resourcefulness, tenacity, and the ability to negotiate and persuade effectively.  

Duties and Responsibilities include the following:

1.       Create and maintain financial models, projections, and schedules.

2.       Become highly proficient in navigating Federal, State, and Local funding programs related to affordable housing.  Begin to be able to creatively work through complex financial decisions related to affordable developments. 

3.       Conduct Acquisition Due Diligence & Analysis; make recommendations to senior staff.

4.       Create and deliver professional, thoughtful internal and external reports on a timely basis.

5.       Coordinate land acquisition, including preparation of LOI's and purchase contracts with legal counsel, gathering of due diligence materials, and tracking of contract timelines â€" (deposits, closing dates, etc).

6.       Prepare RFQ/RFP responses.  Show the ability to thoroughly convey firm’s ideas to potential clients. 

7.       Lead the structuring, assembly, and review of funding applications.

8.       Solicit and negotiate proposals from third party professionals as needed.

9.       Coordinate design/entitlement/permitting process with project team members.

10.    Optimize development operations through analysis of subsidy guidelines, broadband and utility alternatives , and other property income and expenses.

11.    Coordinate General Contractor procurement process.

12.    Coordinate and facilitate lender due diligence.

13.    Coordinate financial closing with lenders, legal counsel, and other project team members.

14.    Process and track development expenses with accounting staff.

15.    Attend on-site construction meetings on a regular basis.

16.    Coordinate owner approval items - colors, finishes, etc.

17.    Process required owner items for Certificate of Occupancy - easements, meter contracts, etc.

18.    Prepare monthly construction draws with accounting staff.

19.    Review change orders and make recommendations to senior staff. 

20.    Lead and track development leasing activities, including marketing strategy, concessions, expenses and absorption.

21.    Assist marketing efforts by facilitating office set-up, brochures, signage, etc.

22.    Coordinate loan conversion and final equity payments.

23.    Report project status during weekly meetings with senior staff.

24.    Track & report project issues.

25.    Regularly contribute to group discussions and regularly add insights to company wiki.

 

Qualifications:  

The position requires strong financial and analytical skills with a passion for real estate development.  Candidate must be able to handle multiple projects through the consistent completion of tasks with established deadlines. The employee must possess strong verbal and written communication skills and must possess advanced knowledge of Microsoft Office and Excel.  Leadership experience and involvement in social issues are strongly considered.
