Supervises and coordinates the daily maintenance operations of an apartment community and maintains the physical assets and the performance of the property, to achieve the highest possible net operating income, without compromising the quality of the property�s appearance or level of service. Monitors regulatory compliance and company policies and procedures related to property management and ensures that all associates are familiar with and understand them.
Essential Job Functions
1.Must come to work every day and be on time. Must maintain a professional image and attitude in keeping the objectives of the company and the residents� welfare. Must be able to take direction from supervisor and be able to maintain positive relationships with all management and non-management associates.
2.Leads and manages property maintenance, custodians and/or groundkeeping associates on a day to day basis. Assists in hiring, developing, training, holding accountable, implementing corrective action and terminating associates. Assists in preparing the work schedules and on-call schedules. Recommends pay changes and status changes. Practices fair and professional conduct with associates in accordance with company policies and procedures under direction of the Property Manager and guidance of the Human Resources Department. May complete performance evaluations on supervised associates. Ensures the highest level of performance and professionalism of supervised associates.
3.Leads and manages property operations and associates in a professional and respectful manner. Practices and sets example for and implements conduct in accordance with established policies and procedures and division motto of �Exceptional Service is Our Standard.�
4.Manages the efficient operation of the property maintenance functions consistent with Corporate Office and Loss Prevention polices and procedures, even during understaffed periods. Responds to emergency situations, contacting appropriate Property/Regional Managers or agencies as necessary.
5.Maintains property vehicles in a safe and good operating condition. Ensures the safekeeping of vehicle(s) and coordinates timely registration with Corporate Fleet Administrator. Maintains good operating condition of all maintenance equipment.
6.Prepares and makes recommendations for the annual maintenance budget. Implements approved budget on a day to day basis and is held accountable for operating a property within budget guidelines. Solicits bids, negotiates with vendors for goods and services, hold vendors accountable for workmanship, billing accuracy and adherence to property policies and procedures for all day to day major and capital projects. Orders and maintains inventory of maintenance parts, appliances, apartment rehabs, property tools, property equipment and custodial supplies, safeguarding and ensuring their proper use. May prepare purchase orders in accordance with established purchasing policies and procedures and assists in coding invoices for payment.
7.Maintains a working knowledge of all maintenance programs and capital improvement projects to ensure the proper and efficient operation of systems, preventive maintenance programs, custodial functions, and responses to resident service requests. Ensures compliance with housing quality standards. Coordinates with Engineering Department on all major maintenance issues.
8.Maintains current knowledge of and ensures compliance with all applicable state and local laws, particularly regarding resident-landlord relations, all applicable OSHA regulations and fair housing laws, and ensures that all supervised associates are familiar with and understand them. Maintains current knowledge of building(s) fire and emergency systems and location of shut off procedures for gas, electric and water.
9.Maintains courteous and continuous communication with associates and residents in a respectful and professional manner. Performs service orders and all functions to ensure the preservation of the property and its value. Communicates with residents regarding questions, concerns, service requests, and recertification inspections and takes steps to resolve issues or refers them to appropriate associates. Responds to all residents in a courteous and prompt manner, prepares correspondence to residents and maintains accurate conversation records.
10.Conducts move-in inspections to determine market readiness of vacant apartments and implements high quality standards of product readiness. Conducts move-out inspections of apartments and recommends charges for applicable damages. May perform interim unit inspections as required. Responsible for changing locks upon unit turn over and maintaining the safe keeping of property keys and/or cores. Performs daily interior and exterior property self-inspections, completes monthly reports of inspection results and performs necessary repairs. Monitors property software for timely completion and logging of service requests.
11.Must be able to perform all maintenance functions, custodial functions and groundskeeping functions. Ensures that all in house skills are used to complete repairs and replacements at the property before using an outside vendor.
12.Performs other related functions, as assigned.
Education and Experience (Required/Preferred)
Skills and abilities normally associated with completion of high school or GED equivalency. Knowledge of property management, general maintenance, supervisory skills and budget implementation required. Knowledge of maintenance programs gained through formal education or on-the-job training preferred. CFC Certification, general maintenance including plumbing, electrical, appliance and/or HVAC preferred.
Minimum two years maintenance technician experience required. One year maintenance supervisory experience in residential property management preferred.
Special Characteristics
May be required to live on-site, work overtime, work outside, travel, be on-call or be available for emergency situations including weekends and holidays.
Good oral, written and interpersonal communication skills. Attention to detail and good mathematic skills. Ability to work with others and foster an environment of team work. Manual dexterity and coordination needed to operate hand and power tools and equipment. Must be able to lift 50 pounds without assistance and a physical examination will be required. May be required to have a valid driver�s license and a good driving record.
