Inland American HOLDCO Management has an immediate, full-time property management opening in Cleveland, OH. This position will be assigned a select office portfolio in Cleveland and a few other cities in the Ohio market.

This position will focus on an Office portfolio. Properties include a high rise in Cleveland and smaller office buildings throughout Ohio. Interacts, communicates, and answers incoming questions from tenants / prospective tenants daily. Maintain tenant accounts (i.e. complete adjustments, permanent tenant set ups, change of address, etc.) Also, maintains properties in manager’s portfolio, including repairs, capital improvements, contracted services, etc. Review all incoming invoices for each property to ensure payments have been made. Visit and inspect each property in portfolio, including quarterly inspections. Collect any overdue rent utilizing various means such as visiting the tenant in person, telephone calls, late letters, and default notices, etc. Maintain collection notes. Attend various collection, budget, and status meetings and report any necessary information in regards to status of tenants. Work with third-party leasing agents, in-house leasing reps., lease administrators (“Leasing Staff") and inform the same of any upcoming vacant units or potential vacant units. Sets up new tenants (i.e. complete lease synopsis and corresponding backup.) Obtain bids from vendors including contractual services. Prepare vendor contracts for approval by Management. Prepare and approves purchase orders. Prepare and maintain the budget for each center. Run various reports to track status of tenants. Inspect vacant units and have them cleaned and repaired before leasing to a new tenant. Prepare / approve utility logs for each center. Turn over space to new tenant. Complete Notice to Vacate. Maintain tenant contacts and certificate of insurance. Work with Leasing Staff in regards to amendments, extensions, and assignments. Complete property and incident loss reports. Ensure all emergency repairs are completed in a timely fashion. Oversee an administrative assistant, if applicable.
Job Requirements
This position requires at least 5 years office property management experience. Must be able to multi-task, work well with deadlines, be organized, work in fast paced environment, demonstrate research/problem solving abilities, be willing to learn new concepts, think-on-their-feet, prioritize work, have good follow-up skills and be able to travel overnight. Proficiency in Word, Excel, and Outlook is required. A basic knowledge of accounting software is also necessary.
