Job Description
We are currently seeking a Transaction Manager to manage account transaction activity related to leases, acquisitions and dispositions.
TRANSACTION MANAGER - Dallas, TX
Responsibilities: - Manage account transaction activity related to leases, acquisitions and dispositions.
- Evaluate and manage the account portfolio in a proactive manner.
- Assist in developing real estate strategy for assigned geography.
- Renewal or relocation of expiring leaseholds.
- Propose transactions that will assure maximum value-added results.
- Relocation of underperforming properties.
- Market tours with brokers and client operations management team as needed.
- Collaborate with lease administration staff in providing high-quality client service.
- Provide long range outlook of existing lease critical dates (e.g. options and expirations)
- Provide market insight in lease renewal/exercising of options; desired renewal term, current market rent
- Identify and investigate Expansion of existing rights to signage, operational features.
- Building condition improvement demands
- Communicate and coordinate business points and legal questions between developers, landlords, attorneys, regional retail groups and client real estate organization.
- Negotiate leases on behalf of client
- Clearly understand, follow and utilize the client's real estate standards and policies with regards to corporate leasing, legal, design and construction guidelines
- Coordinate field brokers' services
- Monitor and ensure compliance of the account process deliverables
- Maintain ongoing communication with clients via verbal updates and reports
- Perform other related duties as assigned
Job Requirements
- Related bachelor's degree or equivalent knowledge
- Minimum 5 years related experience preferably with direct transaction experience
- Active real estate license for state of residence
- Strong working knowledge of Financial Analysis (e.g. Net Present Value Analysis) with an understanding of the impact of cost estimation for both interior and exterior construction
- Strong organizational, interpersonal, anticipatory, analytical and communication skills
- Excellent Time Management Skills with the ability to handle administrative tasks, corporate politics, conflicts in scheduling and lead detailed conference calls
- Thorough working knowledge of Microsoft Word, PowerPoint, and Excel, Real Estate Information Systems (i.e. Virtual Premise), and Geographic Information Systems (GIS)
